MiTAC Information Scoops up Remaining 348K SF of Space at New Fremont Industrial Center

The 395,125-square-foot facility was completed in Q1.

Fremont Technology Center, a new Class A 395,125-square-foot facility in Fremont, Calif., is fully leased after inking MiTAC Information Systems Corp. for the remaining 348,000 square feet in the building.

The facility was delivered in Q1 2025, helping to support what is a strained supply of new industrial build, according to CBRE Research.

Nearly 70% of available industrial space was built before 2000, with Fremont/Newark having the highest share of newer facilities. The development had been zoned as a retail site before it was reclassified as an industrial tech zone.

Chip Sutherland, Rob Shannon, Chris van Keulen, and Bob Ferraro from CBRE represented the landlord, an Ares Real Estate fund. MiTAC was represented by Mark Moser at Cushman & Wakefield.

Fremont is centrally located between San Francisco and Silicon Valley, attracting many tech companies who are looking for research and development facilities, advanced manufacturing and other distribution and industrial uses, Chris van Keulen, senior vice president at CBRE, told GlobeSt.com.

“Fremont has many business-friendly policies that are helping to drive innovation and create more opportunities for companies looking to grow their workforce in the Bay Area,” van Keulen said.

“Many developments today face high construction costs, but Ares Industrial Management made a strategic investment when they purchased the property, making it well-positioned to deliver the project. There are also very few new industrial spaces available in the Bay Area, which has led to a fast lease-up of the property.”

The center has three buildings (40541-40445 Albrae Street and 40901 Encyclopedia Circle). in Fremont. Each has high clear heights, as well as dock and grade-level loading. Construction began in the first quarter of 2023.
