1.1M SF Industrial Project Coming to Apple Valley

Construction and pre-leasing are underway for a 550-acre master-planned distribution center.

The first phase of construction and the pre-leasing have begun for a 550-acre master-planned distribution center project in Apple Valley, California, by Los Angeles-based real estate group, Uncommon Developers.

The Apple Valley One Million Distribution Center is to include 1.08 million square feet of building space with 40-foot minimum heights, 219 dock-high doors, 8,000 amps of power expandable to 16,000 amps, as well as office and mezzanine space situated on a 72-acre site with ample car and trailer parking.

It will also have four ground-level doors and EV charging stations for cars and trucks, according to DAUM Commercial Real Estate Services, which will conduct the pre-leasing process.

Other features include modern infrastructure and efficient connectivity to major transportation routes such as Interstate 15, State Route 18 and US Route 395 in the Inland Empire.

There is also direct access to the Southern California Logistics Airport (SCLA) and the upcoming Barstow International Gateway (BIG) – a 4,500-acre new integrated rail facility on the west side of Barstow.

Additionally, the site is within 100 miles (or less than two hours) from the Ports of Los Angeles and Long Beach.

Land and lease rates are found to be more affordable in Apple Valley compared to Los Angeles and other Inland Empire markets. The congested traffic flow is much less too in the valley.
