America’s Most Expensive Zip Codes See New Entrants as Prices Climb

Emerging destinations gain ground in America’s high-end property rankings.

Luxury home markets across the United States continue to set new benchmarks, and the latest PropertyShark report for 2025 gives a comprehensive look at both longstanding and emerging high-value neighborhoods. In a year marked by shifting patterns in buyer demand and rising prices, several zip codes have not only maintained their elite status but have also welcomed new contenders, all vying for the top spots as the most exclusive addresses in the nation.

Silicon Valley’s Atherton (94027) leads the country for the eighth consecutive year, with median sale prices approaching $7.5 million. Atherton’s ranking underscores California’s outsized role in the luxury sector. The Bay Area supplies dozens of expensive zip codes, including Los Altos (94022), Palo Alto (94301), Ross (94957), and select enclaves in San Francisco. Yet, southern California’s influence continues to rise; Newport Beach in Orange County now places three zip codes—92662, 92657, and 92661—among the top ten, with median sale prices hovering from $4.65 million to $4.7 million. Santa Barbara (93108), Santa Monica (90402), and Beverly Hills (90210) also remain chief symbols of affluence.

Beyond California, luxury markets in Florida and the Northeast are breaking records. Miami Beach’s Fisher Island (33109) commands a $5.75 million median sale price, making it the highest-ranked zip in the Southeast. New York’s Hamptons retain strong representation, with Sagaponack (11962) and Water Mill (11976) both posting median figures just shy of $6 million. Manhattan’s TriBeCa (10013) continues as the borough’s premier address, while Connecticut’s Riverside (06878) and Massachusetts’ Nantucket (02554) headline their respective states with $2.5 million and $2.9 million median prices.

Among the most dynamic developments are several emerging zip codes reflecting new luxury trends. Pacific Palisades (90272), Bel Air (90077), and Brentwood (90049) form a dense cluster of high-value Los Angeles zip codes. Arizona’s Paradise Valley (85253) breaks from tradition, crossing the $3.2 million mark after securing a place on the list for six straight years. In the Pacific Northwest, Medina (98039) remains the state’s top entry at $4 million, joined for the first time by Mercer Island (98040), now above $2.3 million. Crystal Bay in Nevada (89402) returns to national prominence with a $2.07 million price point after a brief absence.

The report reflects ongoing appreciation and growing competition—nearly 70 percent of the 121 zip codes listed this year experienced price increases over the previous year. New Jersey’s Deal (07723) surged 40 percent to $2.95 million, Alpine (07620) hit $3.3 million, and Maryland’s Gibson Island (21056) reached $3.3 million after a notable annual leap. Massachusetts’ Beacon Hill/Downtown Boston (02108) and Connecticut’s Fairfield County, especially Greenwich (06830), witnessed double-digit price gains. Overall, 15 zip codes now display median sale prices above $4 million, and only 15 fall below $2 million.
