Bain Capital Keeps Raising Funds With Latest $3.4B Grab

The company will seek to deploy it across various CRE sectors from hospitality to open-air retail.

Capital in the billions keeps flowing into the hands of Bain Capital. This time, Bain Capital Real Estate Fund III has fetched about $3.4 billion from investors. Company employees contributed a total of $300 million, while the fund additionally garnered big support from existing global partners.

Fund III is seeking value-add plays in areas where supply is limited with high demand. This includes through various CRE sectors, including open-air retail, medical outpatient buildings, urban infill industrial, senior housing, marinas, storage facilities, hospitality, leisure, rentable townhomes and digital assets.

That comes just a month after Bain Capital, along with 11North Partners, raised up to $1.6 billion for an open-air retail strategy that focuses on core plus and value-add retail centers in both the U.S. and Canada. Now, that takes Bain's recent capital raisings to more than $5 billion, according to the Boston-based firm.

In terms of major investments, Bain, along with 11North in the open-air retail strategy, acquired a 1.1 million square foot portfolio in the Southeast for $395 million, as previously reported by GlobeSt in August 2025. Also, that year, Bain teamed up with Oliver Street Capital to acquire an 11-property industrial portfolio in Northern New Jersey for $208 million and bought Concert Golf Partners, which operates country clubs and private golf courses in the nation.
