The Lakeside, California apartment market this year has shown steady but modest shifts in pricing and renter demand, with multiple data sources showing slight year-over-year rent declines or minimal growth, depending on unit type and dataset.
Average rents in the census-designated place generally range from the high $1,700s to just over $2,200 per month depending on the source and the number of bedrooms.
For example, RentCafe reported that average rent in this San Diego area market was $2,111 in August 2026, a slight 0.18% decrease from the prior year, with most renters paying between $2,001 and $2,500 per month. One-bedroom units averaged $1,800, with two-bedroom units coming in at $2,212 and three-bedroom units priced at $2,716.
Apartments.com reported a lower overall average rent of $1,748 in Lakeside for August 2026, with rents rising only 0.5% year-over-year, signaling a largely flat market.
The platform also noted that most Lakeside rents fell between $1,501 and $2,000, suggesting that mid-range affordability remained a defining feature of the market.
Conor Freeman, Northmarq's vice president, told GlobeSt.com that one of the more encouraging trends in San Diego is the amount of capital that continues to pursue multifamily despite a market environment that remains more challenging than it was a few years ago.
"Debt markets are very liquid, lender competition is strong, and quality assets are attracting capital from a wide range of sources," Freeman told GlobeSt.com.
"Importantly, the pressure from new supply has not been felt evenly across the market, with many established mid-vintage properties demonstrating more durable rent and occupancy performance than newer lease-up product."
He said that as absorption improves and the development pipeline slows, it will create a favorable setup for owners and investors who are willing to look beyond the next few quarters.
