Irvine Co. Defies Office Downturn With 91% Leased Portfolio

The company's office occupancy stands well above the 18.3% U.S. office vacancy rate reported for the second quarter.

Irvine Company's office portfolio is 91% leased as of June 30, 2026, outperforming U.S. office vacancy trends, which reached 18.3% in Q2 2026, according to CBRE.

Technology, financial services, and manufacturing were the top three industries driving leasing activity for Irvine Company's portfolio from July 1, 2025, to June 30, 2026, its fiscal year.

Flexible workspaces also saw strong demand, with nearly two million square feet of Flex+ suites.

Irvine Company closed its fiscal year with 11 million square feet of leasing activity, including 4.4 million square feet of new leasing and 6.7 million square feet of renewals.

This robust leasing activity came from attracting and retaining major customers from the technology, financial services, and manufacturing industries across Orange County, Los Angeles, San Diego, Silicon Valley, Chicago, and New York.

"Technology, financial services, and manufacturing leaders operate in high-growth, highly collaborative sectors that rely on versatile spaces—ranging from specialized R&D and hardware labs to client-facing spaces," Roger DeWames, President of Irvine Company Office Properties, told GlobeSt.com.

"These companies recognize that bringing cross-functional teams together in a modern, high-quality environment accelerates innovation, company culture, and operational speed."

DeWames said his company's strong leasing momentum shows companies are prioritizing best-in-class workplaces that drive collaboration and deliver an exceptional experience.

"By proactively investing in our properties and continually adapting alongside our customers to meet their needs, Irvine Company provides a level of stability, service, and quality that sets us apart in the industry," DeWames told GlobeSt.com.

Irvine Company's agile real estate solutions, backed by its financial strength as a trusted partner, help deliver tenants' long-term workplace needs.

"Irvine Company provides a complete ecosystem that seamlessly adapts with each customer— from turnkey Flex+ suites to specialized R&D facilities to iconic high-rise towers," DeWames said.

Flexible workspaces are continuing to see strong demand because of small businesses face the same competition for top talent as large enterprises, requiring high-quality workplaces in the best locations with exceptional amenities, DeWames said.

"Our Flex+ offering provides a simple, flexible, and easy solution with expertly designed move-in-ready suites that deliver an elevated experience without requiring upfront capital investment."
