EQT AB has acquired Stockbridge in a deal that will expand the Swedish investment giant's real estate footprint in industrial and other traditional and alternative asset classes.
At closing, which remains subject to customary conditions, the expected base consideration is $375 million in cash. The deal will result in EQT acquiring a full stake in Stockbridge's management company, interest in funds and general partner entities.
Stockbridge operates $16.5 billion in fee-generating assets, while also holding $27 billion in gross asset value. The San Francisco-based firm has roughly 180 institutional clients and about 185 professionals who work in six offices across the U.S. Outside of San Francisco, its other offices include Chicago, Dallas, Denver, Atlanta and Phoenix.
Stockbridge's senior professional team brings an average of 25 years of experience in real estate to the table.
The big takeaway from the move for EQT is the industrial expansion. This will provide a boost to EQT's position in the asset class, particularly in Industrial Outdoor Storage.
Also, EQT's investment strategy will be broadened in other subtypes such as alternative living, with a concentration on manufactured housing.
Henry Steinberg, global head of EQT Real Estate, expects Stockbridge's platform to result in "attractive risk-adjusted returns."
"It will expand our industrial platform and broaden client access to complementary strategies, accelerating EQT Real Estate's evolution into a more thematically diversified real estate manager, while staying true to our sector-specialist, local-with-locals approach," he said in a statement.
"In turn, we bring EQT's international platform, global market intelligence, and our proprietary data and AI capabilities and tools to enhance how Stockbridge sources, underwrites, and manages assets, and we hope to sharpen both firms' investment frameworks to further cement our position as a leading investor and operator."
The move builds on the Swedish giant's industrial expansion through its EQT Real Estate entity that's headquartered in Pennsylvania in recent months. In September, EQT Real Estate acquired a 5.2 million square foot logistics portfolio in Southern California for $1.2 billion.
In July, it acquired a 2.8 million square foot logistics portfolio in six high-growth national markets. Some other major acquisitions in 2026 include teaming up with Americold Realty Trust on a $1.3 billion cold storage joint venture of at least 12 assets and a purchase of a 25-warehouse portfolio in March for $575 million.
The moves seem to all be in connection with EQT AB's plan to invest more than $250 billion over five years in the U.S. These continued big acquisitions express the company's bullishness on growth opportunities available in the U.S.
As EQT explores more opportunities in the U.S., it'll wait for its Stockbridge deal to close, which is anticipated in the first quarter of 2027.
