Realterm Expands Sunbelt Prescence With 325K SF Industrial Acquisition

The 22 assets are located in nine states.

Realterm has strengthened its presence in the Sunbelt with the acquisition of a 22-property industrial portfolio. These are a mix of industrial outdoor storage (IOS) and high-flow through assets.

The 324,903 square foot portfolio that sits on 79 acres are located in nine states, most of which are in the Sunbelt. This includes Florida, Georgia, Kentucky, Ohio, Tennessee, Texas, Virginia, California and Alabama. All of the acquired properties underwent recent renovation.

In total, the portfolio is 95 percent leased. Each building averages 14,800 square feet on four acres.

Already, Realterm has a major presence in the Sunbelt and other states that were acquired in the portfolio. The news comes on the heels of the Maryland-based firm's October announcement of a 312,357 square foot IOS portfolio in, again, mostly Sunbelt markets. This includes Atlanta, Laredo, El Paso, the Inland Empire, Phoenix, as well as Wichita and Central Pennsylvania.

Some other features in the 22-property acquisition include seven transload buildings, 14 maintenance facilities, a truck terminal, large outdoor storage areas, comprehensive site lighting, secured access and multiple maintenance bays.

?The fundamentals driving demand for IOS and HFT facilities in these markets remain strong as freight lanes shift,? Joe Noon, senior vice president of investments at Realterm, said in a statement.

?We're seeing sustained growth in fleet maintenance and transload logistics that make highly functional, well-located assets such as these increasingly valuable to operators.?

Currently, the national industrial sector sits in a new phase of correction and recalibration, following the boom from the pandemic, as ? CoStar National Director of U.S. Industrial Analytics Juan Arias, recently laid out to GlobeSt. It's a combination of the tariffs enforced in 2025 and the overbuilding that has occurred since the pandemic.
